• Deposit
We take the required rental security deposit in advance for the reservation. We will immediately return this deposit when you leave, if there are no problems. Please have the total rent fee available when you check in, at which time we will give you the room key. Please note that during times of high occupancy, we require 50% of the total rent fee as the reservation deposit. The remaining 50% and the additional security deposit will be paid at the check-in.
• Payment
The balance of the rent is due upon arrival, unless otherwise specified. This shall be paid only in Cash (US$), Money Order, or Certified Checks when you check in. If you would like to pay with a credit card or PayPal, the process must be done 3 business days before arrival.
• Check-In & Out
Check-in Time ---from 14:00 to 18:00
Check-out Time ---by 12:00
Please contact us in advance if you would like early check-in or late check-out.
• Extension In & Out Date
We can arrange for your requested time depending on availability of the apartment. Early check-in or late checkout will be charged at half the daily rate. To avoid any extra fees please call the office to make arrangements in advance should that became necessary, you must check out prior to 12:00 PM and are expected to check in between 2PM and 6PM. All the Sunday, national holiday check-in would be required $40 fee.

• Late Check-in - If the check-in time would be after 6:00 PM (Eastern Time), the key will be delivered to the property. It would be required $20 fee before 9:59PM (Eastern Time), for the after-hours check-in. It would be required $40 fee after 9:59PM (Eastern Time), for the after-hours check-in. The time will be counted once you stepped into the property.

If you need a place to leave your baggage, please let us know and we can arrange space for you in our office during the office hours.
• Cancellation Policy
Normal Season - If you cancel or change the check-in date, your security deposit would be non refundable. - NO exceptions
High Season - Once your reservation is done, cancel until 30 days prior to your arrival $500 is non refundable. If you cancel within 29 days to 15 days prior to your arrival 30% of the rent is non refundable, within 15 days of your arrival 50% of the rent is non refundable. - NO exceptions
• Lost Keys
If you lose your apartment keys, we must replace the whole system of the lock for the security reason. Please note, your security deposit will be not refundable. Please do not replace the key by your self.
• Return Policy
Please remove all rubbish when you move out. The apartment must be returned in neat conditions.
The cleaning service might file an extra charge, if the apartment is found in an unreasonable state. If additional cleaning ($75-$100) is required due to your stay, you will be responsible. The security deposit will not return if any breakable/damage occurs to the apartment by you or your guests.
• Additional Notes
If the tenant brings another guest who is not listed and confirmed in the contract, we have right to cancel the tenancy.
Optional Services:
Housekeeping ----$75** House keeping includes cleaning and the exchange of bed linen and towels. Optional laundry service is available.
Mobile rental (Prepaid Phone) ----free**
** Required refundable deposit of $50. The phone does not come with a number or minutes.
